   WE DO NOT GIVE REFUNDS DUE TO WEATHER. Cancellations made 7 days prior to arrival (14 days prior to arrival for Holiday weekends or special events) will be refunded 80% of the total deposit.  Cancellations made within 7 days (14 days for Holidays or special events)  arrival will forfeit the deposit.  One free change of dates is allowed if made 7 days prior to arrival date.  Any subsequent changes or changes made within 7 days from arrival will be charged 20% of the deposit.  There is a 3 night minimum during holidays and special events.
